Am I required to purchase renter’s insurance?
Yes, all residents are required to have a current renter’s insurance policy.
Are there any monthly fees?
Yes, there are monthly pet fees if applicable, and parking fees for garage spaces. Utilities are also resident responsibility.
Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
We offer a variety of lease terms and sometimes offer discounts for longer terms. While rent cannot be paid for a year in advance, you can set up automatic monthly payments on our resident portal. Please contact our leasing office for current offers.
Does it cost anything to take a tour?
No, tours are completely free. Please contact our leasing office to schedule a tour.
Does this community offer a bonus if I was referred by one of my friends?
Yes, we have a resident referral program. Please ask us for our current referral program details.
How can I pay rent every month?
Rent is due on the 1st of the month, every month. We offer recurring online payments that you can set up on the online portal by bank account or credit card as well as one-time payments so you can have the freedom to pay however you would like month to month. You can also pay by personal check, bank check, or money order in person by dropping it off at the Leasing Center.
How does the application process work?
The system will create an online account for you, so once you become a resident, you will already have access to online payments and maintenance service requests. If you prefer a hard copy application, that is fine too! Please contact the Leasing Office to obtain a PDF of the application and Rental Criteria form or visit us in person. We will need a signed Rental Criteria form, completed application, copy of your photo ID, and proof of income.
How long does it take for an application to be approved?
Application approval times can vary, but generally, you can expect a response within 48 to 72 hours after submitting all required documents. Delays may occur if additional information is needed.
What are my options for paying my rent?
Rent can be paid online through the resident portal with manual or automatic payments, or by check to the leasing office.
What are the qualifying standards for application approval?
We perform a credit check through a rental risk assessment system, criminal background check as well as a sex offender check. All must meet our passing standards for approval.
What fees will I need to pay if I have to break my lease?
Please refer to your lease agreement for details regarding early termination fees. We are happy to answer any questions you have about breaking your lease.
What utilities am I responsible for?
Electric, water/sewer.
Will I be allowed to sublet my apartment?
Subletting is not allowed per our lease agreement.

What amenities does the property offer?
Amenities include a state-of-the-art fitness center with a yoga studio, social lounge with a fireplace, game room with a pool table, cyber lounge, pet park and wash station, electric vehicle charging stations, smoke-free community, and a beautiful courtyard with seating, grills, and fire pits.
Is parking available?
Yes, convenient and secure garage parking is available for residents at a monthly fee. Outdoor parking lot at no additional cost.
Where are the washer and dryer/hookups?
Not to worry! Each apartment is fitted with an in-home washer and dryer.
What appliances are standard?
Apartments feature stainless steel appliances, in-home washers and dryers, quartz countertops with eat-in breakfast bars, and custom-built cabinetry.
Do you offer furnished apartments?
Yes, we partner with a furnishing company to offer fully furnished apartments for an additional cost. Please contact our leasing office for availability and pricing.
Do you offer short term leases?
Lease terms may vary, please visit our floor plans page or contact the property for details.
If I have a package delivered, will you hold it at the leasing office?
The property features a controlled access package delivery system, ensuring secure package handling and pickup. Packages are not held at the leasing office.
What are the hours of the fitness center?
The fitness center is open 24 hours a day, 7 days a week for the convenience of our residents.
What type of exercise equipment is available in the gym?
The state-of-the-art fitness center includes a variety of workout machines, free weights, and a dedicated yoga studio for wellness activities.
Are there building quiet hours or fees for using communal spaces?
We ask residents to respect quiet hours from 10 PM to 7 AM. There are no additional fees for using any of our amenity spaces.
CREDIT SCORE
What if I do not have passing credit?
There is a determination that is made if your score is just between decline and approval standards. This is called “approved with conditions”. If this is the case, you will be notified of next steps by the Leasing Office. If your score is below this mark, your application is declined.

What are the extra fees associated with the apartment home?
All of the amenities and services are included in your rent. Parking and pets, if applicable, are an extra monthly charge.

Yes, the Lowell Commuter Rail station is approximately 1.5 miles away, providing convenient access to Boston and surrounding areas.
What is your community nearby?
The property is adjacent to the Crosspoint Towers work complex and close to dining, shopping centers like Middlesex Plaza, and entertainment venues in Lowell.
How far away is the nearest dog park?
There is an on-site dog park available for residents, so you won’t have to leave the property for pet-friendly spaces.
Are there bike trails nearby?
Yes, the nearby Merrimack River offers outdoor recreational activities, including walking and biking paths.
Where do residents shop?
Residents typically shop at Middlesex Plaza Shopping Center (2.3 miles away) and Meadow Brook Center, both offering a variety of retail options.
What's the name of the nearest coffee shop and how far is it from the property?
Nibbana Cafe is 1.4 miles away, Euphoria Coffee Chelmsford is 1.9 miles, and Dunkin’ Donuts is 0.8 miles from the property.
Can you tell me about the location?
The property is conveniently located near the Lowell Connector for easy commuting and just 1.5 miles from the Lowell Commuter Rail. It’s close to parks, museums, and dining options, with quick access to Boston and two major airports.
MAINTENANCE
What will you do to prepare my apartment before I move in?
Our professional cleaning and maintenance team will ensure your apartment is in top condition, with all appliances checked and working, fresh paint, and a thorough cleaning.
Do you have on-site maintenance?
Yes, we have a dedicated on-site maintenance team available Monday through Friday for regular issues and a 24/7 maintenance line for emergencies.
An item in my apartment needs repair. How do I get help?
You can submit a maintenance request through our resident portal or contact our leasing office directly. We aim to address all requests within 48 hours and we will keep you informed if this will take longer than that.

Do I have to be present for a service technician to perform work?
It's up to you. You can choose to be present or provide us with permission to enter your apartment in your absence. We will follow up, informing you that we were there and the work that was done.
What happens if I am locked out?
If you're locked out during office hours, stop by the leasing office. After hours, call our emergency maintenance line.
Am I allowed to decorate the apartment without penalty?
Yes, we encourage you to make your apartment your own. Mounting items on the wall is allowed. However, we ask that you avoid making any permanent alterations or damage.
